HOA Requirements For Remodeling Home

If you live in a community that is governed by a homeowner’s association and you are planning a full or partial home remodel, it is essential to check the neighborhood covenants to see what you can and cannot do in your home.

In many cases, the owners of homes in such neighborhoods are the owners of whatever is contained by the home, but share the ownership over certain elements of their homes that are considered the community’s common property. These shared components include the floors, the ceilings and the common walls in condos, shared ramps and driveways, the pipes and electrical wiring used by multiple homes., therefore any repairs and remodels that affects these shared property components can be done only after having obtained the prior consent of the community through the HOA. The same goes for the changes that affect the appearance of the building exterior, such as wall painting, replacing the fences, the windows and the roofs looking towards the exterior and the roof.

Most neighborhood covenants are very specific about the changes that are allowed and not allowed in the community, including the colors that can be used on building exteriors and on roofs, so make sure to consult the document before you call contractors or you grab your brush and paint.  Hiring companies like Penney Construction of Kansas that are based locally, usually have a working relationship with the home owners associations in the area, and will provide necessary documents for approval from the HOA board.
